Tucked between Grayton Beach and Gulf Place, Blue Mountain Beach is one of the most charming and laid-back communities along Scenic Highway 30A offering the perfect balance of natural beauty, convenience, and relaxed 30A coastal living—a place where beach days, bike rides, and sunset views define the rhythm of life. Our home is located in the Highland Parks community—one of the most beautiful neighborhoods along 30A. Our thoughtfully designed community features cobblestone streets, lush landscaping, and a resort-style pool area complete with a waterfall, hot tub, grills, and a scenic overlook—perfect for relaxing after a beach day or enjoying sunset views. It is also adjacent to Point Washington State Forest with direct access to miles of coastal forest hiking. ⸻ This beautifully furnished 3-bedroom, 2.5-bath beach cottage offers the perfect blend of comfort, style, and relaxed coastal living. Thoughtfully designed with upscale furnishings and coastal décor, our home is welcoming and well-appointed—ideal for families, couples, friends traveling together or fun girls trips! The wide-open living area is designed for togetherness and comfort, with ample seating that invites everyone to gather, relax, and unwind. Natural light and an airy layout make the space warm and welcoming, while thoughtfully arranged furnishings create the perfect spot for conversation or movie nights on the large 80" smart TV. We have also provided a wide selection of games for indoor fun! The well equipped kitchen is both stylish and functional, designed to make cooking and gathering easy and enjoyable. It features modern appliances, ample counter space, and everything you need to prepare meals at home - from a quick breakfast to family dinners. Thoughtfully stocked with cookware, utensils, and serving essentials, the kitchen flows seamlessly into the living area, making it perfect for entertaining. Upstairs, you'll find three comfortable bedrooms designed for rest and relaxation. The spacious primary suite offers a peaceful retreat with a private ensuite bathroom and a screened in balcony porch. Lovely amenities will add a touch of luxury to your stay. Two inviting guest bedrooms provide cozy, well appointed spaces and share a full bath, making them perfect for family and friends. House Rules
A signed rental agreement is required within 48 hours of booking to finalize the reservation. Terms can be reviewed in advance upon request. Some of the key specifics outlined below: Maximum Occupancy: The certified maximum occupancy for this unit is 10 persons. Max number of guests includes guests of all ages including infants/children to comply with our vacation rental permit, HOA laws, and local fire code laws. Exceeding the guest count is grounds for immediate eviction with no refund. The Highland Parks HOA is very strict regarding the above rules and your adherence is greatly appreciated. Parking: Maximum on-site parking allowed is 2 vehicles. Vehicles must be parked in front of the house on the pavers. Parking is prohibited on the street or on pine straw. Noise Ordinance: Guests must comply with the Walton County Noise Ordinance (Article 5). Quiet hours are strictly enforced between 10:00 PM and 8:00 AM. Violations may result in civil fines up to $500.00 or criminal penalties. Trash & Recycling: Pickup days are Monday and Thursday . Trash should be put out before 6am the day of pick-up or the night before after 6pm. All food and trash must be removed before departure and the dishwasher started with any remaining dishes. Trash must be bagged and placed in the garbage bins. Evacuation Notice: All transient occupants must evacuate the premises immediately upon the posting of any evacuation order by local, state, or federal authorities. Beach Safety: Guests must follow the beach flag notification system. Penalties apply for violations of beach safety regulations. Towels: Please do not hang wet towels off of railings or balconies. There is a towel rack on the back porch that can be used to dry towels. Towels must not be visible from the street. Do not place wet towels on any furniture. Thank you for caring for our home. Wrist Bands: are required to use the Highland Parks amenities (pool and communal areas). There are 10 wrist bands provided in our home. There is a $25 replacement fee for any damaged or lost wrist bands. Thank you for your care and consideration. Beach Chairs: Please return beach chairs and accessories to their storage area. Outdoor Grill: The outdoor gas grill must be left in a clean condition and covered. Golf Cart: Ocean Caroles includes a six-seater golf cart for guest use: however, renters MUST complete a rental agreement with Santa Rosa Beach Golf Carts (Ryan England) in order to use the golf cart. Ryan will contact guests a few days before check-in date to complete an agreement and liability release. Using the golf cart without an agreement is grounds for immediate eviction and loss of rent and fees. Additional carts can be rented from Santa Rosa Beach Golf Carts for additional fees. Golf cart rules: Can be driven on Scenic 30A on any road with speed limit up to 35 mph. *Not all beach towns along 30A allow golf carts* Please be aware. • Not allowed on Highway 98 or in communities that ban carts (e.g., Rosemary Beach, Alys Beach). • Drivers must be at least 21, hold a valid driver’s license, full-coverage insurance, and have prior cart-driving experience. • Young children must be in car seats per local law* *The golf cart must be left charging for our next guests to enjoy.
Other Details to Note
The area is loved for its pristine white-sand beaches, clear emerald Gulf waters, and easy access to multiple public beach entrances. Blue Mountain Beach Regional accesses and Gulfview Heights Beach access are less than one mile away. The Ed Walline beach access in Gulf Place is 1.7 miles away. Grayton Beach public access is next to the Red Bar and is three miles away. Blue Mountain Beach has a strong local feel, with cozy coffee shops, casual dining, ice cream spots, and boutique eateries tucked throughout the community. Explore the area with ease using the six-seater golf cart included with your stay. Additionally, the upscale Grand Boulevard with its vibrant and open air lifestyle center and the expansive Sandestin resorts are a popular “non-beach” hangout in the Destin/Sandestin area. Definitely worth a visit! ( Please note golf carts are NOT allowed along Highway 98.) Outdoor lovers can enjoy the scenic bike paths, nearby coastal dune lakes, and quick access to both Grayton Beach and Topsail Hill Preserve State Parks for pristine beaches, hiking, kayaking, and nature walks. The community blends classic Old Florida charm with tasteful coastal homes and upscale neighborhoods.

Guests have access to our entire home. Remote check in, with door code which will be sent by MJ the day of arrival. Resort style pool is heated seasonally. October- December, March and April. Please use our discount code for 15% off! Guests will receive exclusive details in our Welcome Guide! **Hypoallergenic pet friendly with a $250 fee per pet. No parties, no smoking or vaping of any kind please. Must be 23 to rent and must have a ratio of at minimum 1 adult over 23 years old per 4 guests under 18. Quiet hours in Highland Parks are from 10pm- 8am. Please be respectful of our neighbors. All golf cart drivers MUST have a valid drivers license, full coverage insurance and experience with driving. Drivers must be at least 21 years of age! The cart can be driven on 30A and anywhere the speed limit is 35 and under. It can NOT be driven on Hwy. 98 or any beach towns that have banned carts like Seacrest, Rosemary and Alys. Guests are responsible for charging the golf cart. There are risks associated with driving a golf cart. *Young children must be in car seats per local law to ride in the golf carts. * We have provided this as a service to our guests. Upon booking and shortly before your arrival, you will be contacted by Ryan England with Santa Rosa Beach Golf Carts to complete required registration. We are not liable for any incidentals.
